Skyline Tenant Improvement Project

Project Overview:
WBE’s Electrical Division executed a comprehensive tenant improvement project in partnership with Skyline, covering a vibrant café space and three upper floors of office and collaborative environments. The work is being completed in phases, with WBE overseeing both design-build and engineered scopes.

Scope of Work Includes:

• Design-Build Electrical & Life Safety Systems (Floors 3–5)

  • Tailored design for high-end finishes and functionality

  • Luxury lighting package featuring:

    • Finelite direct/indirect linear fixtures with embedded sensors

    • Daylighting control integration

    • Pendant downlights in open ceiling spaces

  • Over 50+ poke-thru floor outlets per floor

  • Controlled outlets and electrified furniture connections

• Café Electrical Systems

  • Full electrical build-out including:

    • (2) 200-amp, 480V panels

    • (2) 112kVA transformers

    • (2) 168-circuit electrical panels

    • (1) 400-amp, 480V distribution panel

  • Accent lighting at toe kicks, shelving, and upper framing

  • Installation of a striking 240-foot curved and suspended LED pendant, nicknamed “The Santa Ana Freeway”

Additional Features:

• Demolition and full system rebuild across all impacted spaces

• Seamless collaboration between estimating, design, and installation teams

• Integration of life safety infrastructure per code and client specifications
